📈 Sales Rebound, Listings Surge

Unlike May’s dip, sales activity picked up with 70 units sold in June—up nearly 13% from last year. Meanwhile, inventory is rising significantly:

231 active listings (+34.3%)

This influx of properties gives buyers more choice while also increasing competition for sellers. It’s a shift toward a more balanced playing field.

The sales-to-new listings ratio remains relatively low at 46.1%, down from 53% in 2024. This suggests a balanced market, where buyers and sellers are negotiating on more even ground.Similarly, months of inventory sits at 3.3 months, up from 2.8 months last June—still a seller-influenced market, but gradually loosening.

A key trend to note: median days on market climbed to 28 days, compared to 18.5 last year. This means buyers are taking more time to make decisions, and sellers may need to focus more on preparation, presentation, and pricing.
