📊 St. Thomas Real Estate Market Update – May 2025

🏡 Average Home Price Holding Strong

The average sale price in May 2025 came in at $564,737, a modest 2.0% increase over May 2024. This steady upward trend reflects continued buyer interest in the area, even with more listings hitting the market. It's a positive sign for homeowners, suggesting home values are holding strong despite a shift in market conditions.

📉 Fewer Homes Sold, But More Available

Only 59 units were sold this May—down nearly 30% compared to last year. At the same time, we’ve seen an increase in inventory:

127 new listings (+2.4%)
218 active listings on the market (+42.5%)

This means buyers now have more choices and more time to make decisions. For sellers, it’s more important than ever to price competitively and prepare your home to stand out.

🧮 Balanced Market Trends Emerging

The sales-to-new listings ratio sits at 46.5%, a big drop from last year’s 67.7%. This shift indicates a more balanced market, moving away from the intense seller’s market we saw in 2021–2023.

Additionally, months of inventory have doubled from 1.8 to 3.7 months, showing that homes are sitting longer and buyers are taking more time.

⏳ Homes Taking Longer to Sell

The median days on market rose to 18 days, up from 12 days in May 2024. While still relatively quick, this increase reflects more cautious buyer behavior and greater selection in the market.
